20 Federal Place

Steadfast City worked with the City of Youngstown, OH to determine the redevelopment potential for a major 300,000 sqft vacant building in their downtown. Steadfast worked with the city to provide a comprehensive market analysis, conduct stakeholder meetings, analyze investment strategies, and determine possible financial structuring for the redevelopment plan of the historic seven-story Strouss Department Store known as 20 Federal Place.

The team worked with city leadership, business leaders and over 80 community stakeholders to develop a SWOT analysis of 20 Federal Place and the downtown market to determine community needs and possible building programming. The Steadfast team also undertook a tenant engagement initiative focused on helping the businesses and organizations housed within the building to find new space while much-needed remediation work takes place.

Steadfast continues to work with the city to undertake the redevelopment of the $60M+ remediation, historic preservation, and construction process of the historic building, including pursuing various incentives, such as state and federal historic tax credits. We are harnessing the historical significance of this iconic building and transforming it into an energetic mixed-use building that will activate the downtown market. The project builds on the momentum of recent investment within Youngstown’s downtown core and achieves the highest and best-use of the building for the community.
